The Front Range market continued its summer slumber last month. While inventory crept up as buyer demand remained a little sluggish, savvy buyers kept our markets’ momentum going. Sellers who adjusted their expectations and strategies still received strong returns as average home prices remain stable.

So, what is in store for us this fall?

As the Federal Reserve is pressured to keep rates steady (or raise them for the first time in years), buyers and sellers have a more level playing field. But our market remains so unpredictable that we rely on hyperlocal, real-time stats so clients can make educated decisions (as opposed to month-over-month data).

 

But there are a few fundamental truths we can count on:

 

Buyer demand will stay strong. The Front Range remains a highly desirable location, so our market remains stronger than national averages. The slowdown has shifted us into a more “balanced” market.

 

Inventory won’t keep up with demand. Homeowners are letting go of their 2-3% interest rate payments as they need to move, which has generated the largest selection of listings we’ve seen in over a decade.

 

Home appreciation will continue. Our “slow” market hasn’t seen a dramatic dip in prices. We expect homes in 2026 to see a slight increase in value (or have no real change).
